Plot
Nearly 50 years after Leatherface’s murder spree in 1973, Melody and Dante, Melody’s sister Lila, and Dante’s girlfriend Ruth come to the abandoned Texas town of Harlow to auction off ancient homes in order to construct a fashionable, extremely gentrified suburb. While visiting a derelict orphanage, the party discovers that Ginny, an elderly woman, is still living there. An dispute comes out when she says she has paperwork to prove she still owns the house, which is temporarily stopped by a quiet and towering figure from upstairs. Ruth and the man accompany Ginny to the hospital when she falls after a heart attack.
Melody and Dante are distracted when an investor, Catherine, and a group of possible purchasers arrive in Harlow in a huge bus. Meanwhile, Lila forms a connection with a local mechanic, Richter, and discloses that she was a survivor of a school massacre, which has left her fearful of weapons. Ruth texts Melody before the guy goes mad and murders the cops driving the ambulance, causing it to crash. Ginny dies on route to the hospital; Ruth texts Melody before the man goes insane and murders the officers driving the ambulance, causing it to crash. When Ruth awakens, she sees the guy, who turns out to be Leatherface, sever Ginny’s face and use it as a mask. Ruth attempts to radio for assistance before being murdered by Leatherface, who then returns to Harlow.
Melody sees Ruth’s texts during a property auction and prepares to depart with Lila. Richter overhears them discussing Ginny’s death and takes their keys, promising to return them after they show proof that they were legally removing Ginny from her house. To find them, Melody and Dante return to the orphanage. Meanwhile, Sally Hardesty, the lone survivor of Leatherface’s last murder spree and now a battle-hardened ranger, hears about Ruth’s attack and goes out to investigate. Melody sees the documents at the orphanage and believes Ginny was wrongly evicted. When Leatherface arrives at the orphanage, he mutilates Dante. Leatherface fetches his chainsaw from his bedroom, and Melody flees.
As night arrives, a downpour strikes Harlow, and Catherine and Lila seek shelter in the bus with the buyers. Dante stumblingly escapes the orphanage, where he is spotted by Richter and bleeds to death. Richter enters the orphanage and is ambushed by Leatherface, who kills him. Melody recovers his vehicle and bus keys before departing the home and rejoining with Lila. They board the bus, chased by Leatherface, who immediately begins murdering everyone on board. Melody and Lila manage to flee the carnage and are apprehended by Sally, who locks them up in her car before taking them to the orphanage to meet Leatherface.
She holds him at gunpoint and demands that he recall the suffering he caused her and her companions, but all she gets is silence as Leatherface walks away. Leatherface then assaults Sally’s sisters in her car, but Sally saves them by shooting him. Before following Leatherface, Sally gives Melody the keys to her car so she can get away.
Leatherface ambushes Sally and kills her. Melody collides with Leatherface in Sally’s automobile before smashing into a neighboring structure; Melody is imprisoned, but instructs Lila to go. Melody is startled when Leatherface appears. Melody expresses her regret for what they did to Gilly. Lila tries to shoot him as he closes in to assault, but her gun is empty. Instead, Sally shoots him, and he runs. She tells Lila not to run before she dies because she will be haunted by him forever. Lila then borrows Sally’s shotgun and follows Leatherface into an abandoned building, where she is ambushed and attacked.

After the whole drama, Melody took Leatherface’s chainsaw before using it to seemingly kill him, but he was not dead. The pair escape and begin to drive away as morning rises.
Leatherface reappears, alive and well, and takes Melody from the car, decapitating her with his chainsaw. Lila stands in awe as the self-driving vehicle whisks her away from Harlow. Leatherface, wielding his chainsaw and Melody’s head, does a street dance.
